BROKER POLICY AND PROCEDURES ADDENDUM
The builder(s) place a high value on the professionalism and mutual trust we have with our broker friends throughout the area. In a very real sense, our success depends on you and your willingness to work with us.
To prevent misunderstandings and to help assure a smooth working relationship on behalf of your clients, the following is our policy:
1. Always complete a full registration card/form on your clients first visit or be sure your clients
sign you in as their buyer’s agent. (We will not accept phone or pre-registration of clients.)
2. We are offering a 2.5% cooperative commission on the total purchase price to all registered brokers/agents. Our builders do not pay commission on “Seller’s Help”or any added dollars in closing cost assistance to the purchase price.
3. Naturally, we have no control over clients changing or working with more than one broker. In order to earn a commission, only one broker/agent can be the "procuring cause" of the sale.
4. Once the sale is made, you will need to follow through on necessary details to consummate the closing on your buyers’ behalf - including mortgage finance and closing arrangements.
5. All Agreements of Sale must be written on our standard forms and attach all the appropriate addendums as required by the builder. Please see our Contract Writing Instructions.
6. Escrow deposits will be paid to Keller Williams. Commissions will be paid in full at closing.
