CONSTRUCTION SPECIFICATIONS

SPECIFICATION SHEET OF STANDARD FEATURES

Dwelling Location:

 

The placement and floor plan of the house shall be at the sole and exclusive discretion of the contractor.  Generally, the house floor plan will be governed by the garage, which in most instances will be placed on the high side of the lot and/or by the design of the entire group.

 

Excavation:

All excavation is required to strip the topsoil,

foundation excavation, back fill and rough grading.

NOTE: Once finish grading is complete, all maintenance back fill required shall be the responsibility of purchaser.  Contractor shall not be responsible for topsoil wash out.

All topsoil shall be pushed from the work area and stacked for reuse in the final grading. If additional topsoil or fill is needed, purchaser shall pay for the additional cost.  All final grading will be as per the final approved grading.  Any additional grading ordered by the purchaser shall be at the expense of the purchaser.  The contract purchase price assumes a balanced fill lot.  Rock removal and subsurface water conditions will result in additional charges to purchaser.

 

Sump Pump/Radon Gas Collection:

A forma drain pipe to plastic sump pump/radon collection bucket with a forma drain pipe around inside of footer perimeter will be installed in the base price.  The actual sump pump is not included in base price and is optional.  The radon venting is not included in base price and is optional.

 

Foundation:

Footing 8” x 24” of 2500 psi mix concrete below frost line. 

Exterior basement walls parged with one coat type N weatherproof cement, coated with Deco 20 or transpray

Exterior foundation shall be 8” poured in place concrete.

Demising foundation walls, porch, stoop and/or garage foundations shall be 8” CMU.

Basement floors-4” 3000 psi mix concrete trowel finish over 4” crushed stone base.

 

Exterior:

2x 6 24” OC exterior walls with 7/16” OSB (or equal) fastened 8” on center. (Barricades house wrap available as an option)

Siding - horizontal double 4”

Roof sheathing – 7/16” aspenite – 15lb. Contractors felt

Roof - 25 year 3 tab asphalt sealdown shingles (choice of colors)

Cornice and Trim – Pre-finished aluminum or vinyl (choice of colors)

Spouting – seamless aluminum system with 4’ above grade extensions at each downspout.

NOTE: Homeowner shall be responsible for placement of 4’ extensions during warranty period.

 

Framing and Sheathing:

Floor joists 2x8, 16” o/c.

Studding and headers – exterior walls and interior walls 2x4’s, 16” o/c with 2x10 headers and corner bracing.

Floor sheathing – Ύ OSB board.

Girders – triple 2x10 or Steel I-beam.

Rafters – manufactured trusses = 24”

 

Windows:

Double hung solid vinyl units – with insulated glass, per print.

Grilles included.

Screens included.

NOTE: Vinyl windows will be finished with 2 Ό” WM #376 casing, with a 3” window sill and 2 Ό” W 376 casing (3 Ό” casing 5 ½”  2 base available as on option on pre-sold units)

 

Exterior Doors:

BWI insulated metal clad (or equal), size and location are per prints.

 

Stairs and Landing:

First to second floor stairs shall be carpet grade box stairs with paint grade 2 x 10 stringers.

 

Interior Trim:

Interior doors – 6 panel masonite with split jamb finger joint paint 2 Ό” colonial casing #WM 376.

Interior Trim – 3 Ό” base mold #WN 623 3” wood windowsill with 2 Ό” #WM 376 apron colonial style.

Grade - paint

Hemlock finger joint banister per plans.  Clear oak banister available as an option.

NOTE: 3 Ό” casing and 5 ½” base available as an option on pre-sold units.

 

Drywall:

All interior house wall and ceilings shall be ½” drywall glued and mechanically fastened – All garage walls are finished – insulated 2x4 exterior walls. Any demising wall to living space shall be covered with fire code drywall, per Municipal requirements.

(All fire code drywall is unfinished drywall) – Insulation of garage walls, drywall, trim, and paint in garage is available at an additional cost to purchaser.

Closets:

One wire rack shelf supplied for each; four shelves for linen closet if the plan contains a linen closet.

  

Painting:

Interior – Flat latex paint, walls and ceilings same color, all paint shall be mixed bucket to bucket prior to spray start. Walls and ceiling shall have two coats of paint applied, one sprayed and one sprayed and back rolled same color.  Trim and doors shall be painted the same color as walls and ceiling with oil base paint hand applied.

 

Exterior – Exterior surfaces to be painted shall receive two coats of hand applied oil based exterior house paint which shall be mixed bucket to bucket prior to application.

NOTE: Painting contractor shall leave a touch up kit of wall and ceiling and one quart of oil base trim paint.  If this paint is misplaced after settlement, contractor will not be responsible for color match on punch list or warranty work.

 

Appliance:

30” electric range – w/ range hood and fanlight.

Dishwasher, location per prints.

Upgrade appliances available as an option upon request.

 

Plumbing:

Full bath (s), powder room and laundry room per print.

Kitchen sink – double bowl basin stainless steel with single lever faucet.

Water heater – 52 gallon quick recovery, electric

Bath tub – one piece fiberglass tub/shower combination – Lasco/Universal Rundle or equal

Commode – one White Sterling China or equal (white0

Lavatory – cultured marble top

Vanity trim and faucets – single lever per *MOEN, or equal

All plastic waterlines and schedule 40 PVC waste and vent

Two frost-free exterior hydrants

Washer/dryer hook-up, per print

 

Electrical:

Underground service up to 200-amp service panel with breakers

Number of outlets per code requirement

Fixtures and mirrors, including fan, doorbell, basement lights (if applicable), exterior lights on rear as provided by contractor.  One electric outlet on exterior front. One electric outlet at rear.  All kitchen, bath, and exterior receptacles will be ground fault interruption circuits.

Pre-wired telephone receptacle – (MBR/kitchen) in base price.

Pre-wired cable TV receptacle – (Living room/MBR) in base price

NOTE: ceiling fans are available as an option on pre-sold units

 

Heating:

Gas forced warm air furnace (placement of furnace at the sole discretion of contractor)

Central air conditioning is included (placement of the exterior condenser is at the sole discretion of contractor)

 

Insulation:

(a)              All exterior house walls shall be insulated with full wall fiberglass batts, 3 ½” thick, which, according to manufacturer, will yield an R-value of 13, and will be installed with a draft vapor barrier.  House walls shall be sheathed with OSB.  The total R-value of the sidewall system calculates to R-19.

(b)              All second floor ceilings of house shall be insulated with insulation having a thickness of 9”, which, according to the manufacturer will yield to an R-value of 30.

 

Asphalt Drive:

One car garage designs shall include 9’ wide drives; two car garages shall include 16’ wide drives.  Drives shall be constructed of 2 ½” of hot ID #2 asphalt installed in single lift over a 6” crushed stone base.

In the event this work is not complete in time for settlement the escrow allowance shall be $ 500.00 for a one car garage and $ 800.00 for a two car garage and shall be escrowed using contractors escrow agreement.

 

Patio and Steps:

4’ x 4’ stoop, front only. Patio slabs optional.

The job is figured for a level lot. 

 

Sidewalks:

The base price includes up to 60 square feet of 3 ½” concrete service sidewalks from the front door to driveway. The location and design of service sidewalk shall be the sole and exclusive discretion of the contractor.  Any additional sidewalk will be an extra charge billed at $4.00 per square foot.  In the event this work is not complete in time for settlement, the escrow allowance will be $220.00 and shall be escrowed with the contractor’s escrow agreement.

 

Landscaping and Seeding:

10 Shrubbery units and one ornamental tree.  Seeding shall be machine seed.  (In the event this work is not complete in time for settlement the escrow allowance shall be $900.00 and shall be escrowed using contractors escrow agreement).

 

Water and Sewer:

Connected to existing laterals provided by others. Laterals are assumed to be identified and staked by others.

 

Permits and Codes:

Acquisition of permits is the responsibility of the contractor.  Contractor shall be responsible for ordering inspections, and for meeting all applicable Codes.

NOTE:  No floor plan may be changed, or altered in any way, once ground is broken for that particular house.  Also, No selection changes may be made once the unit is under roof.  Specific features subject to equivalent replacement at contractor’s discretion depending upon availability.

Contractor reserves the right to make equivalent substitution for any item specified at his sole discretion based upon availability and other factors.
