CHANGE ORDER POLICY

  

 

 

Although most of our documents state there are no changes to a final plan once the final plan is signed by the buyers and submitted to the builder for the building permit application process, we do realize that occasionally there needs to be an exception to this rule.  The builder has established this policy for those occasions:

 

Any request for change needs to be in writing and on the Sellers change order form.  No other form or related document will be accepted.  A request for change is not official and is not approved until the Buyer’s and the Seller sign it.  A request form that is only signed by the Buyer’s will not be granted and it should not be assumed that it has been approved. 

The definition of a change is anything that alters the final, signed approved building plan or the original documents as part of the Agreement of Sale.  This could range from adding or deleting something to the final plan or changing specific written dates within the Agreement of Sale.  In our town home or semi detached communities, there will be no changes after one week from the date of your signed Agreement of Sale. 

There will be a $250.00 administration change order fee incurred to all approved change order requests regardless of what the request may be.  In addition to the change order fee, the Buyer’s will be responsible to pay any costs to the Seller as a result of completing the change order request.  All change order fees and costs must be paid directly to the Seller at the time of an approved request.  An approved change order will only be followed through with after the Buyer’s have delivered payment for the total costs to the Seller to complete the change.  This payment will become non-refundable.

In most change order circumstances, time is of the essence.  The Seller will not be responsible if a change requests is not approved/completed because of a timing issue.  The Buyer’s should act quickly in the event they wish to request a change and make the appropriate payment. 

No changes will be accepted to inventory, spec or model homes.
